Why Fire Compliance Matters
The Grenfell Tower tragedy was a stark reminder of the importance of fire safety. In response, the UK government introduced strict regulations for external facades. Since 2018, combustible materials have been banned from the external walls of new buildings over 18 meters that contain residential dwellings, student accommodation, care homes, sheltered housing, hospitals, and dormitories.
In December 2022, the ban was extended to include hotels, hostels, and boarding houses over 18 meters. New guidance also expanded the height requirement from 18 meters and above to 11 meters and above, ensuring external wall materials meet fire safety classifications.
To comply, external surfaces must achieve a minimum fire rating of A2-s1, d0, meaning:
- A2: Limited combustibility with minimal contribution to fire spread.
- S1: Little to no smoke production during fire exposure.
- D0: No flaming droplets or particles within the first 10 minutes of fire exposure.
While the regulations don’t apply to existing cladding, they do apply to refurbishments and change-of-use projects—making compliance essential for property upgrades.
